Welcome to Fort Lauderdale “Paradise”. 1221 - Our largest home is set in an UPSCALE QUIET neighborhood with all single family homes with ocean access for boating enthusiasts, this waterfront tropical oasis is located convenient to everything that Fort Lauderdale has to offer, 1/2 mile to one of the most beautiful and famous beaches in the country. Ideally situated 1/4 mile (5 minute walk) to the newly redesigned Galleria Mall with renowned shops, restaurants and nightlife. Also located within 1/2 to 3 miles are many shops, phenomenal restaurants, public golf courses, the Coral Ridge Mall, Downtown Fort Lauderdale, and the famous & trendy Las Olas Boulevard. For those boating enthusiasts there is 110’ of water frontage & dockage for your toys.  There is a public boat launch right around the corner! 1221 is located in the water ski areas and is just off the wonderful intra-coastal waterway. Boat rentals are available.  Less than a 5 minute walk are several Tennis Courts for your use that are also lit at night.

Upon arrival you will be instantly greeted by the gorgeous tropical landscaping encompassing the entire front of this charming home, professionally landscaped with beautiful palms and  tropical plants everywhere. There is ample parking for up to 4 vehicles in the pavered driveway.  Walk through the front door and you will instantly feel relaxed by the tropical décor, refreshed by the soothing new color choices and ready to enjoy the casual layout of this wonderful home. This wonderful home has a terrific floor plan making it ideal for 3 or 4 couples or a family to enjoy this experience together. This home has been tastefully remodeled and has a wonderful great room atmosphere with a large wall of floor to ceiling glass doors overlooking the pool, sun decks, Lanai and waterfront!  Completing the great room, new chefs kitchen with granite counters, stainless appliances. Over the years we have experienced many wonderful rentals and have personally seen what makes them special. We feel confident that we offer everything to make your stay as our guests most pleasurable and strive to welcome your return visits. There is nothing like your own private oasis in what us South Floridians call PARADISE. This unique home is ideal for temporary executive housing, home buyers scouting the market, or vacationers who more and more are realizing renting is the best value and the only way to stay.

Specific Rental Amenities:
We want you to feel comfortable and confident with your reservation so we have listed a more specific detail to this properties offerings. This home (our largest) consists of 3 large bedrooms and 3 full baths.

Master Bedroom #1: King-size bed with Luxury linens, private tiled full designer bathroom, Burnhardt Island style furnishings, Cable TV, and a walk in closet.  Sliding glass doors offer your a spectacular view and lead out to the Patios, Lanai, hot tub and pool.

Bedroom #2: King-Size tropical style bed with luxury linens, Cable TV w/VCR, large walk in closet, private full bathroom with huge tiled shower, large windows overlooking the tropical gardens.

Bedroom #3: Queen-size bed with luxury linens, full private designer bathroom with Jacuzzi, shower, large walk in closet, Cable TV, and sliding glass doors with a gorgeous view of the Lanai and waterway and pool.

Kitchen: Designed and laid out with entertaining in mind, any chef will love this new kitchen consisting of, Kitchen Aid stainless steel appliances and gorgeous Blue Pearl granite counters, a breakfast bar w/ 2 stools, ample cabinets, double ovens, glass cook top, built in microwave, refrigerator with ice and water dispenser, garbage disposal, dishwasher, and tons of lights on dimmers to set any mood. Of course this kitchen is equipped with the necessary kitchen items that you would need to prepare an intimate dinner for 2 or enough for entertaining a 8 guests.  A set of triple glass doors leads to the patio with a large out door table along with access to the pool and BBQ area.

Dining Room: Surrounded by floor to ceiling glass doors and perfectly situated within the great room and conveniently located adjacent to the kitchen overlooking the patios and the waterfront.  A beautiful dining set with seating for 6 to 8 along a wall of glass that opens and lets you take advantage of the warm tropical breeze while dining.

Formal Living Room: Simply comfortable and inviting. This large room has a spectacular tropical feel, furnishings consist of a Queen size sleep sofa, large coffee table great for a game of chess, tropical plants, a beautiful atrium bow window with built in seat, a desk with wireless broadband Internet access.

Family Room: Simply comfortable and inviting. Furnishings consist of 2 Leather sofa's and a comfy swivel chair, large coffee table, an entertainment center with TV, DVD-VCR, and a wall of glass door that let you admire the water frontage, landscape, pool, patios, dock, deck and the awesome tropical breeze.

Huge Lanai:  This is an outdoor family room!  The perfect spot when the sun gets too hot or if you just want to relax in the shade.  New designer sofa, love seat, chair and dining table set are included!  Casual and very tropical decor makes this a great oasis to hang out and chat or curl up in a chair with a book.  There is ample furnishings surrounded by tropical plants.  Wonderful views of the patios, waterfront dock, hot tub & pool.

The Pool & Spa Area: Privately set within the deck area and directly on the waterfront is a huge 20' x 40' pool (very large for Fort Lauderdale) with huge surrounding sun patio's and decks. This area receives maximum sunshine and has lounge chairs to lay out.  Kick back and relax in the new therapeutic - top of the line - $11,000 Hot Springs Spa!  This Hot Tub has steps and a cover butler for easy access and convenient use.  There is also a covered shade area to sit for those who have had enough of our beautiful sunshine.

The Rear Decks & Dock: Ahhhhhhh….. South Florida Paradise! You will love the ample space of the patio area.  This creative layout overlooking the water is surrounded by privacy fencing and lush flowering tropical landscape will make this your oasis. There are different table settings, 6 chaise lounge chairs to relax in the shade or bask in the sun, just hang out or entertain. A walk down through the palms take you to the dock where you may tie up your boat or store your canoes & kayaks.

Laundry / Storage Room: There is a complimentary laundry room uniquely situated so that any noise will not disturb anyone in your household. Consisting of a Washer & Dryer, folding table and soaking sink. Basic detergents will be provided.

Other Charges & Booking Terms:

Check-Out Cleaning Fee:  There is a one time $100 check out cleaning fee per rental booking.  This fee is not built into the weekly rates because many guests book for multiple weeks, therefore you will not be paying multiple check out cleaning fee's. 

Lodging Tax:  11% applicable lodging tax (Same as a Hotel & B&B).

Security Deposits: A $500.00 refundable security deposit is due 15 days prior to arrival and will be run as a separate charge on a credit card.  Refund of security deposit will be processed within 5 days of departure if there is no damage.

Pets: Unfortunately no pets are permitted at our FLORIDA properties.

Groups:  This home as advertised – is a single family home located in a QUIET RESIDENTIAL NEIGHBORHOOD.  This home is being rented to a maximum of 8 people (including children).  We do not rent houses for special functions or parties.  Larger gatherings of guests visiting must be pre approved in writing by Lessor.  This home is designed to accommodate a maximum of 8 people.  This home is located in a QUIET neighborhood and is ideal for mature adults and families.

Booking Deposits: A 50% deposit is due at the time of reservation. The remaining 50% is due 15 days prior to check-in on weekly stays.  Reservations for 3 weeks or longer are due in full along with the security deposit 30 days prior to arrival.  Master-card & Visa are accepted.

General Policies: There is no lifeguard. Swimming is at your own risk. For everybody’s comfort, there is no smoking INSIDE the house. We suggest that guests arrange for travel insurance to protect a prepaid stay. Any major damage or loss (other than normal wear and tear) will be charged to the original credit card used at deposit.

Cancellation Policy: A minimum 30-day notice of cancellation is required in writing or e-mail for a refund of a deposit. A 90-day notice of cancellation is required in writing or e-mail for a refund for extended stays of 3 weeks or more. There will be a $25 processing fee, no matter when the cancellation is declared. If the same party makes another reservation within sixty days of their cancellation, their forfeited deposit will be applied to the new reservation. There are no refunds for early departures and no-shows.
