tropical oasis is located convenient to everything that Fort Lauderdale has to
offer, 1 and 1/2 miles to one of the most beautiful and famous beaches in the
country. Ideally situated 1/2 mile to the center of the thriving Wilton Manors
“The Island City” with renowned shops, restaurants and nightlife. Also located
within 1/2 to 3 miles are many shops, phenomenal restaurants, public golf
courses, the Coral Ridge Mall, the Galleria Mall, Downtown Fort Lauderdale, and
the famous & trendy Las Olas Boulevard. For those boating enthusiasts there is
80’ of no-wake water frontage to dock your toys. You are within minutes to the

Specific Rental Amenities:
We want you to feel comfortable and confident with your reservation so we have
listed a more specific detail to this properties offerings. This home consists
of 3 large bedrooms and 2 1/2 designer baths.
Master Bedroom #1: King-size bed with 600
thread count linens, marble floors throughout, exquisite designer marble
bathroom with Jacuzzi tub & shower, bidet, dual sinks, a huge “California” built
in closet, sofa & chair, TV, DVD-VCR, French doors to a private upper level
balcony over looking the pool and waterfront.
Master Bedroom #2: King-Size bed with 600
thread count linens, a private designer tiled bath, armoire, chair, TV, DVD-VCR.
Bedroom #3: Queen-size bed with 600 thread
count linens, designer tiled 1/2 bath, walk in closet, TV, DVD-VCR, This bedroom
also has a set of glass French doors leading to a private balcony overlooking
the waterfront and tropical garden deck. Also included in this room is a custom
built in “Work Station” for those of you who need a private place to do some
work while away.
Kitchen: Designed and laid out with
entertaining in mind, any chef will love this new kitchen consisting of,
gorgeous black granite counters and bar top, 3 bar stools at the bar, ample
cabinets, gas stove, built in microwave, side by side refrigerator with ice and
water dispenser, an osmosis water purifier, garbage disposal, dishwasher, TV and
tons of lights on dimmers to set any mood. Of course this kitchen is equipped
with the necessary kitchen items that you would need to prepare an intimate
dinner for 2 or enough for entertaining 6 guests. A set of glass doors
leads to another balcony with access to the pool and BBQ area.
Dining Room: An intimate setting centrally
located in the home with a designer bamboo / rattan dining set, a Bombay West
Indies style chest and complementing art work.
Living Room: Simply comfortable and
inviting. Consisting of a sofa, love-seat, large coffee table great for a game
of chess, oriental rugs, tropical plants, TV, DVD-VCR and a wall of windows with
wooden “plantation shutters” overlooking the tropical landscape.
Florida Room / Gathering room: Three steps
down from the kitchen and dining room is this special room. A casual mahogany
and rattan set make this a great area to hag out and chat or curl up in the
overstuffed bamboo chair with a book. Completing this room are large windows and
a wall of glass doors overlooking the decks, waterfront dock & pool.
The Pool & Spa Area:
Privately set within the deck area and directly on the waterfront is a new
lagoon style pool
with a waterfall spill over spa. This area receives maximum sunshine
and has lounge chairs to lay out. Surrounding lights makes this a spectacular
setting in the evening also.
The Rear Decks & Dock: Ahhhhhhh….. South
Florida Paradise! There are several different levels to this creative layout
overlooking the water. Surrounded by privacy fencing and lush flowering tropical
landscape will make this your oasis. There is a huge covered shade deck with
table settings for 6 and 2 lounge chairs to relax in the shade, just hang out or
entertain. Built into the shade canopy are lights and ceiling fans. Two steps
down take you to the garden sun deck with a gate leading to the large dock where
you may tie up your boat or store your canoes & kayaks. These decks are
surrounded by railings and gates leading to the pool and dock area for those of
you with small children.
Laundry / Storage Room: There is a
complimentary laundry room uniquely situated so that any noise will not disturb
anyone in your household. Consisting of a brand new Maytag Washer & Dryer,
storage shelves. Basic detergents, fabric softener, and bleach will be provided.

Other Charges & Booking Terms:
Check-Out Cleaning Fee: There is a one time $100 check out
cleaning fee per rental booking. This fee is not built into the weekly
rates because many guests book for multiple weeks, therefore you will not be
paying multiple check out cleaning fee's.
Lodging Tax: 11% applicable lodging tax
(Same as a hotel & B&B).
Security Deposits: A $500.00
security deposit is due 15 days prior to arrival and can be run as a separate
charge on a credit card. Refund of security deposit will be processed
within 5 days of departure if there is no damage.
Pets: Unfortunately no pets
are permitted at our FLORIDA properties.
Groups:
This home as
advertised – is a single family home located in a QUIET RESIDENTIAL
NEIGHBORHOOD. This home is being rented to a maximum of 6 people (including
children). We do not rent houses for special functions or parties. Larger
gatherings of guests visiting must be pre approved in writing by Lessor.
This home is designed to accommodate a maximum of 6 people. This
home is located in a QUIET neighborhood and is ideal for mature adults and
families.
Booking Deposits: A 50% deposit is due at
the time of reservation. The remaining 50% is due 15 days prior to check-in on
weekly stays. Reservations for 3 weeks or longer are due in full along
with the security deposit 30 days prior to arrival.
Master-card & Visa are accepted.
General Policies: There is no lifeguard.
Swimming is at your own risk. For everybody’s comfort, there is no smoking
INSIDE
the house. We suggest that guests arrange for travel insurance to protect a
prepaid stay. Any major damage
or loss (other than normal wear and tear) will be charged to the original credit
card used at deposit.
Cancellation Policy: A minimum 30-day notice
of cancellation is required in writing or e-mail for a refund of a deposit. A
90-day notice of cancellation is required in writing or e-mail for a refund for
extended stays of 3 weeks or more. There will be a $25 processing
fee, no matter when the cancellation is declared. If the same party makes
another reservation within sixty days of their cancellation, their forfeited
deposit will be applied to the new reservation. There are no refunds for early
departures and no-shows.
